Selling a home in today's market is more competitive than ever before.  Add to the mix, seller's who are in need of a Short Sale and now you are in a situation where the experience level of the agent is More Important than in years past.
 
Simply put, adding a sign to the front lawn is just not enough.  A Seller's agent needs to be experienced in a combination of marketing, negotiation, buyer lending/loan and project management.  All of these areas are required to close a sale. 
 
For Distressed Home Sellers (Short Sales); it's even more important to hire an agent who can manage all the above PLUS be able to work with the buyer's side to do all we can to keep the buyer intact.  An agent needs to be communicative, well versed in all requirements that a short sale lender requests, any programs that you may be able to apply for (such as HAFA)  and knowledgable in how to manage a short sale file with your lender.
